FBS Commercial Capital was founded in Portsmouth, Virginia by Traci Noel after decades of watching capable investors lose good deals to the wrong financing. Banks said no for the wrong reasons. Brokers quoted terms without understanding the project. Deals died on timelines that had nothing to do with the asset.

FBS exists to fix that. We are a commercial mortgage brokerage focused on two things: non-QM real estate lending for investors and fintech-based funding for operating businesses. That focus is deliberate — a narrow lane means deeper lender relationships and faster, more accurate answers.

Traci reviews every deal. You get a straight read on whether the deal pencils, what a lender will actually approve, and where the risk sits — before you spend money on it.

Traci brings more than 25 years across real estate finance, construction, and investing. She has originated and placed investor debt, built and renovated properties as a licensed general contractor, and bought and held her own rentals — which means she reads a rehab budget and a draw schedule the same way an underwriter does.

That combination is rare in brokerage. Most brokers can quote a rate. Traci can tell you whether your scope of work is realistic, whether your ARV will appraise, and which lender will fund the structure you actually need.
